HUD stands for Housing and Urban Development. This is a Federal designation of codes and standards. In California, the equivalent of HUD is HCD, or "Housing and Community Development."

Park models count as RVs, so we are licensed through the California Department of Motor Vehicles to sell RVs.


As the dealer, we are responsible for coordinating unit transportation. We have reputable, licensed transporter partners all over the State of California and the USA. The buyer is responsible for transportation costs, which are accounted for in escrow.


We are partnered with 21st Mortgage as well as Triad Financial, both of whom specialize in manufactured, mobile, and modular home loans. If you have even halfway decent credit, we can . Please note that 1 and 2 section homes (aka single and double wide homes) are far easier to finance than 3+ section (triple or greater wide) homes due to the nature of lending laws.


We partner with Green Escrow in San Ramon, CA for all of our escrow needs. The agents on staff there specialize in modular, manufactured, and mobile home escrows. We are willing to work with an escrow company that is not our current partner at the buyer's request, but there is usually no need for that. We will split the escrow fees with the buyer for larger unit volume deals as a courtesy to our investor clientele.


YES! We accept financing deals, but due to the nature of the risk involved, we incentivize cash deals with our customers in order to reduce overhead costs and logistical friction. The more units you buy in one sitting, the lower the unit cost, just like everywhere else.


We will help you find a reputable, licensed, trust-worthy contractor to do a temporary (18618) or permanent (18551, 433A) foundation build. If you want to include those costs in escrow, please let us know before depositing any money into any accounts, and we will be happy to help you navigate both the necessary expenses and required land development code compliance. We will instruct escrow to pay out the contractor as required to make your transaction go as fast and as precisely as possible.


Thankfully, most factories are receptive to working with dealers who sell honestly and we work hard every day to make that a reality. Without an express guarantee, we can certainly attempt to franchise with the factory from which you want the unit, and give you the best price possible.
